GOING INTO BOYER ELEMENTARY, DURING THE SCHOOL TRAFFIC IN THE MORNING, WE HAVE PEOPLE MAKING LEFT TURN LANES INTO BOYER. WE HAD TALKED ABOUT WITH GOING TO WITH ALL OF THE OTHER PROPOSED AMENDMENTS, THERE WOULD BE DIFFERENT STYLE OF APARTMENTS. WE WOULDN'T HAVE THE GARDEN STYLE OR WHAT WE REFERRED TO AS WALKUP APARTMENTS ANYMORE. SO THERE WOULD TEND TO BE MORE STORIES, THE HIGHER STOREYS WOULD INCREASE THE DENSITY BECAUSE THE FOOTPRINTS WOULD STILL BE RELATIVELY THE SAME.
BUT AS YOU ADDED EACH FLOOR, YOU WIND UP WITH ANOTHER LEVEL OF APARTMENTS. AND SO WE HAD TALKED ABOUT 40 UNITS TO AN ACRE, MAYBE 50 UNITS TO AN ACRE IS EVEN A REFERENCE, I THINK OF POSSIBLY 60 UNITS TO AN ACRE IN THE COMPREHENSIVE PLAN, NOT A RECOMMENDATION, JUST REFERENCES.

AND SO THOSE ARE THE ONLY THREE PLACES THAT POTENTIALLY NEW MULTIFAMILY COULD GO, AND A COUPLE OF THOSE ARE MAXED OUT IF YOU WILL, FOR THE AMOUNT OF MULTIFAMILY THAT COULD GO THERE. SO IT WOULD, WOULD AGAIN, IT'S GOING TO TAKE THE SECOND PIECE OF THE PUZZLE, WHICH IT ALL HAS TO BE A PD OR A PLANNED DEVELOPMENT. AND THEN THE LOCATION IS IMPORTANT IN THAT DECISION FOR THE DOWNTOWN. IF FOR WHATEVER REASON, WE DECIDED TO PUT SOME MORE DOWNTOWN, EIGHT STORIES IS NOT APPROPRIATE BECAUSE THAT DOESN'T FIT WITH THE REST OF THE LANDSCAPE, IF YOU WILL, OF THE DOWNTOWN AREA. THE ONLY PLACE THAT EIGHT STORIES WE BELIEVE STAFF LEVEL THAT WOULD BE APPROPRIATE WOULD BE ON THE TOLLWAY, AND THAT WOULD BE IN CONJUNCTION WITH ANY HOTELS OR OFFICE BUILDINGS OR SOMETHING SIMILAR TO BOTH.
