PLEASE NOTE FOR THE RECORD THAT ALL COMMISSIONERS ARE PRESENT, WITH THE EXCEPTION OF COMMISSIONER CARSON AND COMMISSIONER BLANCHARD, WHO HAD INDICATED PRIOR TO THE MEETING THEY WOULD BE OUT OF TOWN THIS EVENING. FOR THOSE IN THE AUDIENCE WISHING TO ADDRESS THE COMMISSION, THOSE WISHING TO ADDRESS THE COMMISSION MUST COMPLETE THE PUBLIC COMMENT REQUEST FORM LOCATED ON THE TOWN WEBSITE OR IN COUNCIL CHAMBERS. EXCUSE ME. LOCATED ON THE NORTH SIDE OF SEVENTH STREET AND 120FT WEST OF CHURCH STREET. THIS IS CASE ZONE DASH 20 FOUR, DASH 0002. GOOD EVENING COMMISSIONERS. BASICALLY, LIKE MR. CHAIRMAN STATED, THE PURPOSE OF THIS ZONING REQUEST IS TO CHANGE THE CURRENT ZONING FROM SINGLE FAMILY 15 TO A PLANNED DEVELOPMENT, TO BE ABLE TO COMPLY WITH THE TOWN OF PROSPEROUS PLANNING REQUIREMENTS IN ORDER TO SUBDIVIDE THE PROPERTY INTO TWO LOTS, THE FUTURE PLAN FOR THE PROPERTY WILL BE TO SELL THE LOTS. THE LOT IS CURRENTLY AT 28, APPROXIMATELY 20,000FT■!S, AND E APPLICANT REQUEST TO SUBDIVIDE THE LOT INTO TWO LOTS, EACH LOT TO 14,000FT■!S AND NOT QUITE MEETING THE REQUIREMENTS OF THE 15,000FT■!S PER SINGLE FAMILY 15 ZONING. THIS IS AN AERIAL VIEW OF THE LOT, WHICH IS 305 EAST SEVENTH STREET. THE PROPERTY ORIGINALLY CONSISTED OF TWO TRACTS OF LAND. THERE WERE APPROXIMATELY 14,000FT■!S EACH.N MARCH 2015, THE PROPERTY WAS PLATTED INTO ONE LOT. THE PROPOSAL TO SUBDIVIDE THE PROPERTY INTO TWO LOTS IS COMPATIBLE WITH THE SURROUNDING DEVELOPMENT. HOWEVER, THERE ARE SIMILAR LOTS IN THE AREA THAT ARE LESS THAN 15,000FT■!S. THISS THE YELLOW SHADE. DARK SHADE IS JUST SURROUNDING NEIGHBORHOOD, WHICH IS ALREADY SINGLE FAMILY 15. THE LIGHT YELLOW IS THE LOT IN QUESTION. THIS IS THE SQUARE FOOTAGE OF THE IMMEDIATE SURROUNDING LOTS. THIS IS THE PLAT LOT, WHICH WAS PLATTED IN 2015. AND THE TWO LOTS WILL STILL COMPLY WITH THE STANDARDS OF SINGLE FAMILY 15, WITH THE EXCEPTION OF THE MINIMUM LOT AREA OF 15,000FT■!S AND HAVE 14,000FT■!S. THE FRONT SIDE YAR, THE FRONT YARD, SIDE YARD, REAR YARD. IT WILL STILL MEET THE REQUIREMENTS OF SINGLE FAMILY 15. AND THE FUTURE LAND USE FOR THAT LOCATION. YOU SEE THE BLACK ARROW? SO AT THE PREVIOUS TOWN COUNCIL MEETING ON THE 27TH ON THE CONSENT AGENDA, THERE WAS A REVISED FACADE PLAN FOR ONE OF THE LOTS IN THE GATES OF PROSPER. AS YOU GUYS KNOW, ALL FACADES HAVE TO BE APPROVED BY TOWN COUNCIL. SO THAT REVISION HAD TO GO TO TOWN COUNCIL FOR APPROVAL. AND THEN THE NOTICE OF APPEALS WAS APPROVED AS WELL. SEVEN ZERO THE FUTURE TOWN COUNCIL ITEMS FOR THE 10TH. IT'S JUST GOING TO BE YOUR NOTICE OF APPEALS ON THEIR CONSENT AGENDA FOR UPCOMING PRNS ITEMS. THE CONSENT AGENDA IS STILL BEING DETERMINED. WE BELIEVE THAT WE WILL HAVE A ZONING CASE. IT'S A PLAN DEVELOPMENT FOR PROSPER OAKS THAT IS GOING TO BE A RESIDENTIAL SUBDIVISION. ONE TRACT OF IT IS GOING TO BE SINGLE FAMILY, AND THE OTHER TRACT OF IT IS GOING TO BE AGE RESTRICTED SINGLE FAMILY. AND YOU SHOULD POTENTIALLY SEE THAT ONE ON THE 17TH, DEPENDING IF THEY GET THEIR ZONING SIGNS OUT AND EVERYTHING LIKE THAT. AND THEN FOR THE UDC WORK SESSION, WE'RE GOING TO HAVE CHAPTER 15, CHAPTER TEN, EXCUSE ME, OF THE SUBDIVISION REGULATIONS AND THEN CHAPTER 16, WHICH IS YOUR DEFINITIONS. AND ON THAT PROSPER OAKS, WE'RE APPROXIMATELY WHERE'S THAT LOCATED. IT'S LOCATED OFF OF NEAR PARVIN ROAD ON THE WEST SIDE OF TOWN, KIND OF NEAR 1385, BUT IT'S ABOUT A 90 ACRE TRACT OF LAND. SO. OKAY.
