WHEN WE MOVED IN FEBRUARY OF 2020, WE CHANGED OUR NAME TO NEIGHBORS, NURSING NEIGHBORS, RECOGNIZING THE GENEROSITY AND SUPPORT THE COMMUNITY. THE FIRST DAY WE WOULD SERVE OUR FAMILIES FROM OUR NEW LOCATION. WE WERE TOLD BY NORTH TEXAS FOOD BANK THAT WE WERE NOT ABLE TO SERVE DUE TO COVID AND THAT WE WOULD HAVE TO CANCEL OUR IN PANTRY SHOPPING. AND THREE, LIKE ALL OTHER BUSINESSES HAD TO CREATE BE CREATED AND FIGURE OUT A WAY TO CONTINUE SERVING OUR CLIENTS. WE PIVOTED. WE FILLED BOXES AND SERVED OUR CLIENTS AND THEIR CAR WHILE PLAYING THROUGH A CAR LINE. WE WENT BACK TO CHOICE PANTRY IN OCTOBER 21, WHERE SHOPPERS ARE NOW WELCOMED IN THE PANTRY TO SHOP. I'VE BEEN LOOKING FOR OUR NEXT LOCATION FOR OVER A YEAR, WE FOUND DIFFERENT LOCATIONS, HOWEVER, ONE SPACE REQUIRED A $250,000 FINISH OUT. ANOTHER SPACES HAVE MONTHLY RENTS WHICH EXCEED OUR MEAGER BUDGET. OUR LEASE WAS UP AND FEBRUARY WHERE IN OUR CURRENT LOCATION MONTH TO MONTH BY THE GOOD GRACES OF OUR SENSE, SUB LANDLORD BUSINESS HAS GROWN TREMENDOUSLY, AND HE'S EAGER TO EXPAND INTO THE BUSINESS IN WHICH WE'RE SUBLETTING. THERE'S A WAREHOUSE SPACE AT 4 74 NORTH HAYES ROAD. IT'S A SMALL INDUSTRIAL PARK WITH THREE STANDALONE BUSINESSES BUILDINGS . THE PROPERTY IS LOCATED BETWEEN FIRST STREET AND PROSPER TRAIL RUNNING PARALLEL TO PRESS. ALTHOUGH THE PROPERTY IS MARKETED AS INDUSTRIAL AND EVERY REAL ESTATE LISTING FROM LUEPNITZ TO REMAX I'VE BEEN TOLD BY 10. REPRESENTATIVES OF THE PROPERTY IS OWNED EGG AND THAT THE TOWN ATTORNEY'S RESPONSE TO ARE GETTING A CERTIFICATE OF OCCUPANCY IS THERE IS 100% NO WAY CHANCE FOR N. THREE TO OCCUPY THE PROPERTY. IT WAS DURING THE MORE RECENT CONVERSATIONS THAT I LEARNED THAT PROSPER DOES NOT HAVE A CLASSIFICATION FOR FOOD PANTRIES , SO IT WAS DECIDED TO PUT US INTO THE BOX WITH THE DISTRIBUTION CENTER. WHEN I ASKED FOR DISTRIBUTION CENTERS WERE ALLOWED. I WAS TOLD INDUSTRIAL ZONE WHEN I THINK OF IT AS A DISTRIBUTION CENTER, I THINK OF NORTH TEXAS FOOD BANK OR ANY OTHER BUSINESS, WHICH HAS SEVERAL LOADING DOCKS AND BAYS AND THOUSANDS OF SQUARE FEET IN THEIR WAREHOUSE. AND THREE IS A FOOD PANTRY. WE DO NOT HAVE TRACTOR TRAILERS, MAKING DELIVERIES TO OUR LOCATION. WE SERVE FAMILIES AND PROSPERING SURROUNDING AREAS SEPARATE FROM FOOD AND SECURITIES. THEY'RE MORE OF A MINISTRY THAN A DISTRIBUTION CENTER. AS I SAID EARLIER, THE FOOD PANTRY HAS BEEN A PART OF THE PROSPER COMMUNITY SINCE 1980 SO I WAS SURPRISED TO HEAR THAT THERE WASN'T A CLASSIFICATION FOR FOOD PANTRY PRIOR WHATEVER PROCESS WAS FOLLOWED TO CLASSIFY IN THREE AS A DISTRIBUTION CENTER, I WOULD THINK AND JUST AS EASILY DECIDE THAT A FOOD PANTRY CAN FALL UNDER AN AG CLASSIFICATION. WHICH I WAS TOLD THAT PROPERTY ON HAYES FALLS UNDER AN AD CLASSIFICATION. I'M ASKING YOU TO CATEGORIZE US AS A BUSINESS WAS FALLS UNDER THE CATEGORY INSTEAD OF DISTRIBUTION CENTER SO WE CAN GET OUR CEO.

IRONICALLY THE TYPES OF BUSINESSES THAT WOULD BE ALLOWED IN THE PROPERTIES OWNED AG OUR BED AND BREAKFAST, A CAMPGROUND. UM RECREATIONAL VEHICLE PARK, A CHILDCARE CENTER OR EVEN A GOLF COURSE. MAY 1ST WE HAVE LOST OUR DEPOSIT OF 3700 AND $50 ALREADY? IF WE DON'T GET OUR CEO BY 31ST. WE WILL LOSE THE SPACE AND COULD POSSIBLY TOLD WE WILL NEED TO VACATE OUR CURRENT SPACE WITH NOWHERE TO GO. THERE WAS A PROPOSED DENSITY OF 2.39 UNITS PER ACRE, AND THERE WAS NO MORE THAN 482 MINUTES ALLOWED. AND PERIOD 36 IS ON THE LEFT SIDE. THERE ARE ALSO TWO PLOTTED, UM, SUBDIVISION THAT ARE NOT INCLUDED IN THIS REZONING, BUT IT IS ALSO PART OF THE SUBDIVISION. UM I WILL MENTION THAT IT'S JUST TO THE SOUTHWEST SIDE. WHICH IS THAT CONNECTION, UM, ALLOWED 17 SINGLE FAMILY DWELLING UNITS WITH THE MINIMUM OF 11,000 SQUARE FOOT LOT. NOW ON THE RIGHT SIDE PD 63 NOT PD. THERE WAS ONLY ONE TYPE OF LOCK A MAXIMUM OF 10. STAFF DOES HAVE CONCERNS WITH THE SIZE OF THE LOTS BEING PROPOSED, UM AS A MODIFICATION, IS REMOVING SOME OF THE LARGER LOTS THAT WERE INTENDED IN THE PREVIOUS APPROVED P 36 63. UM STAFF DID RECEIVE ONE RESPONSE LETTER IN OPPOSITION TO THE PROPOSED ZONING REQUESTS AND THAT THE PLANNING AND ZONING COMMISSIONER MEDIA THEY DID RECOMMEND THAT TOWN COUNCIL APPROVED THE REQUEST. SUBJECT TO FOLLOWING OF LIMITING, UM EIGHT F NINE F ANTENNAS TO MAXIMUM, WHAT WAS SHOWN ON THE CONCEPTUAL PLAN. AS WELL AS TO INCREASE THE MINIMUM DWELLING SIZE UNITS ON ALL LOTS TO 1800 SQUARE.
